National Museum Project

Located in Msasani Village on the outskirts of Dar es Salaam City is this unique development that continues to attract much interest from investors, and leasers alike. Highland and Dar Villas were the dream of one of the developers who purchased the land in the 1990’s.Four years later his dream came into fruition when the first phase - Dar Villas development was completed.

Dar Villas

The first phase of this project , Dar Villas consists of 50 executive 4 bed semi detached houses. Within six months of completion ,100 percent of the properties had been occupied, making it almost impossible to buy or rent a house.

Highland Villas

The new development - Highland Villas consists of 84 individual houses each with their own swimming pool and a two car garage. There are three models of houses to choose from A,B,C. Type A and B have 5 bedrooms while type C has 4 bedrooms. As a whole these two side by side developments are probably the largest single housing developments in Tanzania to date, and will probably remain as such for some time to come.

This development was built to cater to the expanding number of people seeking high quality housing outside the city centre in a safe and clean surrounding.

The Concept

Estate housing concept is not new, but for Dar es Salaam to have such a large development so near the City centre is a boon to the nascent housing development market.

With common facilities like a children’s play area, large swimming pool, gym, sauna and steam room occupiers and guests can enjoy themselves without having to leave the compound.

Investors and leasers have the option of a fully furnished, part furnished or basic fixtures which include a built in oven/hob, air conditioning and bathroom fittings, including a jacuzzi in the master bathroom.

The developers found that people like the community feel of the place, where security comes not only from the security systems and guards but also from neighbours.

Group Six International Ltd

The whole project was given to Group Six International Ltd as a labour only contract. Group Six International Ltd is a Tanzanian registered construction company run by Chinese. They are producing excellent results with up to 30 Chinese working on the site supervising and training local Tanzanians.

Finishing materials have been sourced from various countries such as South Africa, India, Spain, Italy China, and Malaysia to name a few. As the purchaser, the construction company is able to ensure quality of the products supplied in terms of aesthetic beauty as well as durability.

Design

The main architectural drawings were originally made in India and have been engineered and tweaked by local Engineers Jayant & Chohan Ltd.

With an exquisitely tiled exterior the owner or tenant is assured of a lasting finish that does not need painting and will not fade or stain a common problem found on painted properties.

White Tilt or Turn reflect glass UPVC windows are fitted as standard but can be upgraded to double glazing if desired. The windows are in a Georgian square design to enhance the beauty of the buildings. All opening windows have a 100 percent sealing mosquito netting system, dissimilar to the 90 percent of the sliding aluminium windows usually available in the local market.

The compound will be served by three powerful 330Kva generators that will run jointly to provide power to all the houses and are designed in such a way that they will shut down one at a time when power requirements are low and start up again when demand increases. Thereby reducing fuel and maintenance costs and being more eco friendly.

In an effort to cut power requirements the occupiers will be using energy saving bulbs and LED lighting. Each house will be fitted with its own electrical meter on a pay as you use system for local utility power and generator power. Water will be metered by the local utility company, with each house having a storage capacity of eight thousand litres.

Being fully aware of their social responsibilities to ensure that the surrounding ecological environment is not spoilt or disturbed, Engineers Jayant & Chohan are installing an eco- friendly sewerage water purification plant from Waste Water Solutions (WWS Ltd). This unit will produce up to 120,000ltrs of clean water that can be used for gardens, washing cars and flushing toilets while any unused treated water can be passed into the municipal drainage system or directly to the sea .
